Property Management

At Targa we take the proactive approach by conducting weekly, sometimes daily property inspections as well as responding to the needs of current and prospective tenants.  We visit properties frequently, to ensure that your investment is well taken care of.

Leasing and Marketing

Targa is known in the industry for being very innovative when it comes to producing marketing concepts for a property. We seek leases through several different avenues, not just through local papers and advertising agencies.  Through our visible on-site representation and our aggressive marketing approach we are highly efficient in lease-ups as well as maintaining a high level of occupancy. We do this by putting qualified tenants in your units. Part of our marketing plan is to qualify prospects during the showing process. Targa employs a TEAM of motivated professionals who are trained to create cash flow at your site.

Accounting and Financial Reporting

Careful planning and budgeting goes into every asset we manage. Our clients measure success through profits or enhancement to the bottom line of their investment. 

Each month we provide an in depth financial package detailing several key components of your investment. The list of reports we can provide is extremely long and in most cases exceeds the needs of our clients. What this means is a flexible package that will meet your specific needs. Some of the reports are listed below.

Contract Services

Targa provides bid procurement for services such as security services, fire systems, landscaping contracts, advertising/media contracts, etc. We have developed relationship with quality vendors who provide our clients with a preferred pricing program to help keep their costs down.

Tax Credit (LIHTC)

Targa recognizes the Low Income Housing Tax Credit program (LIHTC) is a unique and much-needed affordable housing program. LIHTC has created affordable housing for thousands of residents across the country since its inception in 1986. As a federal program we understand and also recognize the importance and complexity of maintaining LIHTC compliance. Targa offers ongoing programs train all corporate and onsite employees in LIHTC qualification and compliance with a focus on managing multi-family and designated elderly, tax-credit properties.

Targa Real Estate is recognized as an industry leader in the management of affordable housing. Since the 1987, Targa Real Estate and our affiliates have provided construction and management services to affordable housing owners and investors. Targa Real Estate has administered Section 8 and elderly housing, state bond-financed properties, HUD 236, 221(c)4, 207, and 223(f) programs, and low-income housing tax credit properties (LIHTC).
